Rates Haven't Moved Much, But Wilmington's Housing Market Just Started Heating Back Up


 

We've had a lot of buyers pump the brakes lately, waiting for mortgage rates to drop before they start looking seriously. It's a reasonable instinct. Nobody wants to lock in a rate today and watch it fall next spring. But when we walk through the actual numbers with people, most end up rethinking the wait-and-see plan, not because we're trying to talk anyone into anything, but because the math tells a different story than the headlines do.


Where Rates Actually Sit Right Now


As of the first week of August, Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 6.69%, up slightly from 6.66% the week before and just above the 6.63% average from this same week a year ago. The 15-year fixed sat at 6.01%. That's a national average for borrowers with strong credit and 20% down, not a quote, so the honest picture is just that rates haven't moved much in twelve months, they've bounced around in a fairly narrow band. Anyone holding out for a dramatic drop has been waiting a while already, and there's no guarantee that wait pays off on any particular timeline. Your actual rate will depend on your credit, down payment, and loan type, so the real number is always worth getting straight from a lender rather than a headline.


What's Actually Changed Is Demand, Not Rates


While mortgage rates have barely moved, Wilmington's sales activity has picked up noticeably. Cape Fear REALTORS' June 2026 snapshot shows closed sales at 1,311, up 12.15% year over year, and pending sales at 1,309, up 14.42% year over year. New listings climbed to 1,484, up 10.01% from a year earlier, and the median sales price rose to $439,999, up 1.38% year over year. That's a step up from May, when the median sales price had actually dipped slightly to $420,000 (down 0.71% year over year), even though closed sales (+10.24%) and pending sales (+17.69%) were already running well ahead of last year.


Put together, that's a market that's been quietly building momentum through the spring and into early summer. Buyers are closing deals at a faster pace than a year ago, and sellers are starting to see a little more room on price again after a slower start to the year. That's the part that gets lost when people fixate only on the rate number and assume nothing else is moving.


Why Waiting for Rates Doesn't Automatically Win


The instinct to wait for a lower rate usually assumes everything else stays the same while you wait. May and June's numbers say otherwise. Closed sales and pending sales are both up double digits year over year, which means more buyers are already competing for homes right now, not in some hypothetical future once rates drop. If that pace keeps building through the rest of the summer, the negotiating room that's still available today may not be there by fall.


Here's the part that trips people up: if rates do eventually drop, that typically pulls even more buyers off the sidelines at once, on top of a market that's already picking up steam. More buyers chasing the same homes usually means less room to negotiate on price, fewer seller concessions, and a faster-moving market that can erase whatever you'd have saved on the rate. We've watched this play out before. And if rates do fall later, refinancing is always on the table, buying now doesn't lock you into today's rate forever.


New Construction Is Sweetening the Deal Too


Builders have been leaning harder into rate buydowns and incentives to move inventory, which is worth factoring in if new construction is on your radar, especially while resale demand is climbing. What This Means If You're on the Fence


Nobody can tell you with certainty where rates go from here, and we won't pretend otherwise. What we can tell you, based on the actual May and June numbers, is that Wilmington's market has started warming back up faster than a lot of buyers realize. Closed sales, pending sales, and prices are all trending up year over year, which means the window some buyers have been counting on, more time and more negotiating room, may already be narrowing.
